Terms & Conditions

  1. RESERVATIONS & PAYMENT TERMS:

    Rates quoted are in Euro currency, inclusive of all taxes and quoted per apartment for indicated number of occupancy per night. Rates per person do not apply.

    If an extra child needs to be accommodated and the apartment allows for this, they will be accommodated on extra divan sofa couches provided at a further extra charge of 15.00 euros per person per night.

    Prices are based on self-catering and does not include breakfast. Light meals, breakfast and refreshments are available and can be ordered off our snack bar menu at an extra cost.

    Price also includes all bed/ bath linen & air-condition usage.

    Minimum stay is 3 consecutive nights which is payable in full upon confirmation of booking.

    Changeover day: No specific changeover days apply. Reservations are accepted on any day of the week.

    All efforts will be made to ensure the apartment is available as booked. However, the owner reserves the right to make alterations to bookings depending on nature of circumstances.

    RESERVATION GUARANTEE: Reservations are only guaranteed and secured upon receipt of 30% deposit of the total booking amount which is payable within 3 days upon confirmation of booking. Regret no exceptions will be made. Balance of payment due 4 weeks prior to check-in date.

    EARLY RESERVATIONS: Any bookings made up to 1 calendar year in advance prior to new rates been released, carries a 30% holding deposit based on current rates which is payable within 7 days upon confirmation of booking in order to secure and guarantee reservation.
    The difference due 4 weeks prior to check-in date will be calculated on the new rates once these are released in October. Standard and Group cancellation policy will apply should reservation be cancelled at any point. Reservations of more than 1 calendar year in advance will not be considered.

    LATE RESERVATIONS: Any bookings made 4 weeks or less prior to check-in date must be paid in full upon confirmation of booking.
  2. STANDARD CANCELLATION POLICY:

    CANCELLATIONS:

    28 days or more: Reservations cancelled  28 days or more prior to check in date carries a fully refundable reservation fee.

    27 days or less:  Reservations cancelled  27-10 days prior to check in date carries a 50% refundable reservation fee.

    10 days or less:  Regrettably a non-refundable booking fee will result if reservation is cancelled 10 days or less prior to check in date.

    POSTPONEMENTS:

    Reservation postponements are accepted strictly up to 21 days prior to check in date provided reservation is re- booked within the same summer season period  and that dates requested are available.

    Postponed bookings cannot be carried over to the following season.

    Any postponements made 21 days or less prior to check in date will carry an additional 10% service fee over and above the total booking fee which will be payable on arrival in resort.

    EARLY CHECK- OUT OR NO SHOW: Early check-out prior to departure date booked or no show will regrettably carry a non - refundable reservation fee for remaining or cancelled nights.

    RESERVATION AMENDMENTS: Any amendments such as a downgrade made 27 days or less prior to check- in date regrettably carries a non-refundable booking fee difference.
  3. GROUP CANCELLATION POLICY:

    This applies to 3 or more apartments booked.

    CANCELLATIONS: 28 days or more: Reservations cancelled  28 days or more prior to check in date carries a 90% refundable reservation fee.

    27 days or less:  Reservations cancelled  27-10 d ays prior to check in date carries a 30% refundable reservation fee.

    10 days or less:  Regrettably a non-refundable booking fee will result  if reservation is cancelled 10 days or less prior to check in date.

    POSTPONEMENTS:

  4. PAYMENT METHODS:

    We accept the following credit cards:

    A valid credit card is required to secure a reservation, of which pre-authorization may be required. Guests are required to call management with their card details in order to proceed with the payment.

    Contact numbers listed on the booking confirmation will appear on the form sent to the client.

    Alternative payment method - Electronic Funds Transfer: Banking details will appear on the booking confirmation form sent to the client.
  5. CHECK-IN POLICY:

    Check-in time: 14h00 Checkout time: 10h30 The minimum age for check-in is 18 years of age. Persons younger than 18 are required to be checked in by an adult.

    Guests are kindly requested to inform management of their arrival time and of any delays experienced during travelling.

    Every effort will be made to ensure that the apartment is ready in time for check-in; however, we sometimes experience minor delays during our peak period. We kindly ask for your patience and understanding in this regard.

    Early arrivals: Guests who arrive before the stipulated check-in time are welcome to use our facilities until their apartment is ready for check-in.

    Late arrivals: We kindly request that guests inform management if they are arriving after 19h00 so that suitable arrangements can be made.

    Early morning departure: Guests departing on early flights/ferries/buses are requested to settle any outstanding bills the day before their departure.

    Late departure: If late departure is required, guests are welcome to use the resort facilities such as the snack bar, swimming pool and luggage storage area at no extra charge, or alternative arrangements can be made.

    Changeover day: No specific changeover days apply.
  6. RECEPTION HOURS:

    During season: 1st May – 30th September: 09h00 – 15h00 & 17h00 – 19h00.

    Out of season: 1st October – 30th April: 12h00 – 15h00 & 17h00 – 19h00.
  7. TRANSFERS:

    We regret that we do not provide transfers to and from airport and ports. However, we can arrange a taxi on request, which needs to be pre-booked 7 days prior to the arrival day.

    The taxi fee must be settled directly in cash with the taxi company on arrival at the resort.

    Maximum occupancy per taxi is 4 passengers.

    Child car seats can be arranged on request, at no extra charge. Please enquire with management about the taxi fee.

    No booking fee is charged for arranging transfers, as this is merely a service that we offer our clients for their own convenience.
  8. PETS:

    We regret, no pets allowed.
  9. DAMAGE TO PROPERTY:

    The owner of the resort takes no responsibility for any losses or damages to any personal belongings. Any damages to property will be charged to the guests’ final bill.
  10. NOISES AND DISTURBANCE:

    This includes excessive noise levels and unruly behaviour. In such instances, the property owner has the right to terminate the rental period. In the event of termination, the remaining nights will be fully refundable. Your consideration towards fellow guests and neighbouring resorts would be appreciated.
  11. SWIMMING POOL POLICY:

    As per our swimming pool regulations and safety, please note that the use of the swimming pool and surrounding pool area, is done so at our guests' own risk. Children must be supervised by adults at all times. Management will not be held responsible should any unfortunate accidents or injuries occur. No swimming is permitted after 19h00.
  12. PARKING:

    There is limited parking available in our main complex. As an alternative option, free public parking is located approximately 100 meters from our resort. Due to limited parking space at our Zavalata waterfront property, guests staying there may stop their vehicle outside the property to offload and load their luggage upon arrival and departure. However, they will be required to park their vehicle at our main complex for the duration of their stay.
  13. FACILITIES:

    Property facilities and amenities such as the snack bar, swimming pool and parking area are for the exclusive use of Porto Fiscardo and Zavalata holiday apartment guests only. Zavalata waterfront jetty: The sunbeds and umbrella provided on the jetty are for the exclusive use of Zavalata guests only.
  14. MOBILITY SUITABILITY:

    Due to the nature of our location, we regret that this property is not suitable for persons with mobility difficulties.
  15. SMOKING POLICY:

    There is a strict no-smoking policy whilst inside the apartments. Your consideration towards fellow guests, especially children, would be appreciated.
  16. WATER SUPPLY:

    Important notice: Please be advised that the island has limited water resources. Thus, we kindly request that guests use water sparingly. Your co-operation in this regard is greatly appreciated.
