1. RESERVATION POLICY  & PAYMENT TERMS:
        1.1. RATE CURRENCY &  PRICES
        Rates are quoted  in  Euro currency, inclusive of Vat and quoted per apartment for indicated number  of occupancy per night. Rates per person do not apply.
        Prices quoted are based on self-catering facilities and  accommodation only so does not include breakfast. Light meals, breakfast,  beverages and refreshments are available and can be ordered off our snack bar  menu at an extra cost depending on what is ordered.
        Price quoted also includes all bed/ bath linen, electricity  & air-condition usage at no extra charge.  An access card system has been installed to  activate the electricity when opening or closing the entrance door to the  apartment. Card must be removed when leaving the apartment. If a card is left in  the slot, our cleaning staff have the right to remove it in order to proceed  with their cleaning programme.
        Pool towels are provided on request for usage around the  pool area ONLY. We do not  provide beach  towels.
1.2. GOVERNMENT  STAY TAX FEE
        Additional Government stay tax fee of 0.50 Euro cents per  night per apartment booked is not included in the booking fee. This is payable  in cash on check-in at resort, not prior to arrival.
  1.3. EXTRA SOFA COUCH BEDS
        If an extra child needs to be accommodated and the apartment  allows for this, they will be accommodated on extra sofa couch beds provided in  the living room area at a further extra charge of 15.00 euros per person per  night.
  1.4. MINIMUM STAY POLICY
        Minimum stay is 3 consecutive nights which is payable in  full upon confirmation of booking.
  1.5. CHANGE OVER DAYS
        No specific changeover days apply. Reservations are accepted  on any day of the week.
1.6 APARTMENT REQUESTS
        All efforts will be made to ensure the apartment is  available as booked or requested. However, the owner reserves the right to make  alterations to bookings of the same category depending on nature of  circumstances.
1.7. RESERVATIONS
        Reservations made require a 30% deposit of the total booking  amount which is payable within 3 days upon confirmation of booking in order to  secure and guarantee the reservation. Regret no exceptions will be made.  Balance payment will be due 28 days prior to check-in date.
1.8. EARLY RESERVATIONS
        Bookings made up to one calendar year in advance prior to  new rates been released, carries a 30% holding deposit based on current rates  which is payable within 7 days upon confirmation of booking in order to secure and guarantee the reservation. The  difference due 28 days prior to check-in date will be calculated on the new  rates once these are released later in the year. Standard and group  cancellation policy applies should reservation be cancelled at any point. We  will only accept reservations up to one calendar year in advance. Regret no  exceptions will be made.
1.9 LATE RESERVATIONS
        28 days or less:        Any bookings made 28 days or less prior to check-in date  must be paid in full upon confirmation of booking in order to secure and  guarantee the reservation
2. STANDARD CANCELLATION/  POSPONEMENT POLICY
        
        2.1. STANDARD CANCELLATION
        28 days or more: 
        Reservations cancelled 28 days or more prior to check in  date carries a fully refundable reservation fee less bank charges.
  27 – 10 days: Reservations cancelled 27-10 days prior to check in date  carries a 50% refundable reservation fee less bank charges.
  10 days or less:         Regrettably a non-refundable booking fee will result if  reservation is cancelled 10 days or less prior to check in date.      
   3 days: Bookings of up to 3 days that are paid in full upfront are regrettably non refundable if cancelled at any time prior to arrival date.
2.2. STANDARD POSTPONEMENT 
        27 days or more:         Reservation postponements are accepted strictly up to 27  days prior to check in date provided reservation is re- booked within the same year  or carried over to the following calendar year. 
        Any postponements made 26 days or less prior to check- in  date will carry an additional 10% service fee over and above the total booking  fee.
        Requested dates will also be dependant on availability at  the time. If client has to cancel due to unavailability, then our standard  cancellation policy will apply.
3. GROUP CANCELLATION /  POSTPONEMENT POLICY:
        This applies to 3 or more apartments booked.
3.1 GROUP CANCELLATION 
        28 days or more:         Reservations cancelled   28 days or more prior to check in date carries a 90% refundable  reservation fee less bank charges. Alternatively if only some & not all the  apartments are cancelled the total booking fee paid can be carried over to  another apartment/apartments booked as a credit.
  27 days or less:         Reservations cancelled   27-10 days prior to check in date carries a 30% refundable reservation  fee less bank charges. Alternatively if only some & not all the apartments  are cancelled the total booking fee paid can be carried over to another  apartment/apartments booked as a credit.
  10 days or less:         Regrettably a non-refundable booking fee will result if  reservation is cancelled 10 days or less prior to check in date.      
  3 days: Bookings of up to 3 days that are paid in full upfront are regrettably non refundable if cancelled at any time prior to arrival date.      
3.2  GROUP POSTPONEMENT:

        Any postponements made 26 days or less prior to check- in  date will carry an additional 10% service fee over and above the total booking  fee.

4. EARLY CHECK- OUT OR NO  SHOW:
        Late arrival after check in date or no show or early  check-out prior to departure date booked, will  regrettably carry a non – refundable reservation fee for cancelled or remaining  nights.
5. RESERVATION AMENDMENTS
        28 days or more:        Any amendments to a reservation such as a downgrade, made 28  days or more prior to check- in date will be considered. The difference of the  downgrade will be deducted from the new booking amount fee so amount to pay will  be less.
        27 - 10 days:         Any amendments to a reservation such as a downgrade, made 27  -10 days prior to check- in date carries a 10% service charge which will be  added onto the new total booking fee of the downgrade.
        10 days or less:         Any amendments to a reservation such as a downgrade, made 10  days or less prior to check- in date regrettably carries a non-refundable  booking fee difference.
         3 days: Bookings of up to 3 days that are paid in full upfront are regrettably non refundable if cancelled at any time prior to arrival date.
6. PAYMENT METHOD
        Reservation payment may be done online  during the booking process, telephonically by credit card or Eft. If paying by Eft, bank charges are not included in the  booking amount. These extra charges are for the guests’s account over and above  the amount being remitted.
        Our banking details  are reflected at the bottom of the booking confirmation form sent to the  client.

        We accept the following credit cards: Visa, Mastercard, Maestro, Diners Club. A valid credit card is  required when making payment of which pre-authorization may be required in  order to process payment.
      
      
7. CHECK-IN / CHECK- OUT  POLICY:
        Check-in time:   15h00  – 19h00
        Check-out time: 10h30
        7.1. CHECK – IN  BETWEEN 15H00-19H00
        Minimum age for check-in is 18 years of age. Persons younger  than 18 are required to be checked in by an adult.
        Guests are kindly requested to report to reception which is  located at the pool area when checking in and to kindly  inform management of their arrival time and of  any delays experienced during travelling.
        Every effort will be made to ensure that the apartment is  ready in time for check-in however, we sometimes experience minor delays during  our peak period. We kindly ask for your patience and understanding in this  regard.
        7.2. EARLY CHECK- IN: Guests who arrive before the  stipulated check-in time are welcome to use our facilities such as the swimming  pool, snackbar  & luggage storage  area until their apartment is ready for check-in.
        7.3. LATE CHECK - IN: We kindly request that guests  inform management if they are arriving after 19h00 so that suitable  arrangements can be made.
        
8. CHECK – OUT
        8.1. CHECK OUT BY 10H30
        Our check out time is 10h30. Room keys can either be handed  in at the reception desk or left on the inside of the apartment front door on  departure day. Pleases ensure that all outstanding bills are settled before  10h30.
        8.2. EARLY MORNING CHECK OUT: Guests departing on  early flights/ferries or buses are requested to settle any outstanding bills by  16h00 a day before their departure.  If  checking out before 10h30, room keys can be left on the inside of the apartment  front door on departure.
        8.3. LATE  CHECK  OUT:  Room keys can either be handed  in at the reception desk or left on the inside of the apartment front door on  departure day. Pleases ensure that all outstanding bills are settled before  10h30.
        If late check out is required after 10h30 due to late flights/ferries  or buses, guests are welcome to use the resort facilities such as the snack  bar, swimming pool and luggage storage area at no extra charge. We also have a  change /shower room facility for guests who wish to freshen up before their  departure. We provide bath towels and bath toiletries at an extra fee. Please  enquire with management to pre book your slot.      
9. BUSINESS HOURS
        9.1. RECEPTION HOURS : 
        In season: 1st May – 15th October: 09h00  – 15h00 & 17h00 – 19h00
        Out of season: 16th October – 30th  April: 09h00 – 15h00 & 17h00 – 19h00

        Should you experience  any difficulty getting through to us which may  occur from time to time,  we do ask that  you try again at a later stage. Your patience and understanding is greatly  appreciated.
        9.2. SWIMMING POOL HOURS: 9h00 – 19h00
        No swimming is permitted after 19h00.
        9.3 SNACK BAR HOURS:
        Kitchen: Meals are served from 9h00 – 15h00
        Bar: Drinks & refreshments are served from 9h00 –  19h00 
10. TRANSFERS:
        We do not provide private transfers to and from airport,  ports and bus terminals. However, we can arrange a taxi for your transfer which  needs to be pre-booked 7 days prior to check- in day. We will require your  flight/ferry/bus details and arrival time in order to book the taxi  accordingly.
        Taxi company is managed independently to us so taxi fee must  be settled directly in cash with the taxi driver upon arrival at the resort.  Maximum occupancy for a standard taxi is 4 passengers but we can arrange for a  Mini van taxi for bigger groups.
        Child car seats can be arranged on request at no extra  charge.
        Please enquire with management about taxi fee. No booking  fee is charged for arranging transfers as this is merely a service we offer to  our guests for their own convenience.      
11. PETS:
        Regret no pets allowed.
12. DAMAGE TO PROPERTY:
        The owner of the resort takes no responsibility for any  losses or damage to any personal belongings. Any damage to property will be  charged for on final bill.
13. NOISE AND DISTURBANCE:
        This includes excessive noise levels and unruly behavior.
        In such instances, the property owner has the right to  terminate the rental period. In the event of termination, the remaining nights  will be fully refundable. Your consideration towards fellow guests and  neighboring resorts would be appreciated.
14. SWIMMING POOL POLICY  & SAFETY:
        As per our swimming pool regulations and safety, please note  that the use of the swimming pool and surrounding pool area is done so at own  risk. Children under 13 years must be supervised by adults at all times.  Management will not be held responsible should any unfortunate accidents or  injuries occur. No swimming is permitted after 19h00.
15. PARKING:
        Limited parking space is available at our main complex.
        Free public parking is also located approximately 100 meters  from our resort as an alternative option for parking vehicles.
        Due to limited parking space at our Zavalata waterfront  property, guests staying there may stop their vehicle outside the property to  offload and load their luggage upon arrival and departure. Thereafter they will  be required to park their vehicle at our main complex for the duration of their  stay.
16. FACILITIES &  AMENITIES
        Property facilities and amenities such as the snack bar,  swimming pool and parking area are provided for the exclusive use of Porto  Fiscardo and Zavalata holiday apartment guests only.
  16.1. Zavalata jetty & roadside terrace:
        The little waterfront jetty which is located at our Zavalata  complex on the waters edge below the apartments as well as the large open  terraced  area located at road level next  to the Zavalata building is only for the exclusive use of our Zavalata guests. 
        The little jetty is equipped with sunbeds & umbrellas  and the roadside terrace is equipped with the same but with extra table &  chairs for outdoor dining.
  16.2. Children & Infants
        Fold-up baby cots, feeding chairs  & child car seat for the taxi are provided  on request at no extra charge.
17. MOBILITY SUITABILITY:
        Due to the nature of our location, we regret that this  property is not suitable for persons with mobility difficulties.
18. SMOKING POLICY:
        Regret no smoking is permitted inside the apartment. Your  consideration towards fellow guests especially children, would be appreciated.
19. WATER SUPPLY:
        Important notice: Please be advised that the island has  limited water resources thus we kindly request that guests use water sparingly  and adhere to the change days stipulated for bed linen, bath & pool towels.  Your co-operation in this regard is greatly appreciated.
